Ridgeview Place Update
Following an extensive review of the available options, Centurion Property Associates Inc. has made the decision to proceed with the demolition of Ridgeview Place (formerly Danbrook One), located at 2770 Claude Road in Langford, British Columbia.
This marks an important next step for the property following several years of engineering assessments, remediation efforts, and consultation. Throughout this process, the safety and well-being of our Residents has remained our highest priority and has guided our decisions regarding the property.
Background
Centurion acquired Ridgeview Place in August 2019, following the issuance of an Occupancy Permit by the City of Langford earlier that year. In December 2019, the City revoked the Occupancy Permit after structural concerns were identified, requiring Residents to vacate the building.
Centurion subsequently worked with independent engineering and architectural firms to develop and complete an extensive remediation program. Following completion of that work in April 2022, the City reissued the building’s Occupancy Permit, allowing Residents to return to their homes.
In April 2023, additional structural concerns were raised. Centurion engaged another independent engineering firm to undertake a comprehensive assessment, which identified serious structural issues originating during the building’s original design and construction, prior to Centurion’s acquisition of the property.
Based on those findings, Centurion once again vacated the building to prioritize Resident safety. Since then, we have worked extensively with structural engineers, construction specialists, and other industry experts to evaluate potential paths forward.
Following this work, Centurion has concluded that the best course of action is to demolish Ridgeview Place.
Looking Ahead
As we prepare for demolition, we are also focused on the future of the property. Centurion is actively developing a plan to rebuild on the site and create a new residential community.
Our intention is to work alongside trusted development partners to create a high-quality residential community designed and constructed to modern standards, with safety, durability and the needs of future Residents at the forefront. Planning is underway, and we look forward to sharing more information about the future of the site as plans progress.
